The very first step for anyone buying a home is to talk with a lender aand determine exactly how much home you can afford and what you are comfortable with. This can be done in just a few minutes and often over the phone. You are never locked into your first lender and can always continue to look for better rates or offers.
Taking this step not only prepares you to what is realistic and gives you an idea of where to start your search, but it lets a potential seller know that you have taken the steps towards getting financed and making sure you will qualify for the home you want to purchase.
I will help you through this process from finding a lender to explaining anything that may be asked or required.
Searching for a Home
Once you have a target price in mind, it's time to start looking for the perfect home. Almost all buyers start their search online before going out to see any potential homes. The advances in technology make searching for homes both easier and more complex than ever before. With more information available, it can often make the search much more complicated.
My advice is to use websites and apps as just one tool in the process. Pick a few different homes with different features or areas you like and we can go view them in person. Once we are at the home, take notes and determine what you like and what you don't like. This will help narrow the field and allow you to determine what is most important to you.
Once you have put together a list of homes you are interested in, it's time to go see them. I will never limit the number of homes we can go see. I always recommend taking extensive notes on what you like and dislike about each home we see as we tour each one. This not only helps you to remember them after seeing several homes, but it will help you narrow down other properties who share those same features.
This process can be long or short, but either way, I will work with you along the way to make sure you find the home that is right for you.
Making an Offer
Once we have found the home that you want, it's time to make an offer. Making the right offer is different for every person and property. There are many factors that need to be determined including;
Price of Comparable Properties
Time on the Market
Condition of the Property
Type of Financing
Demand for the Property
I will work with you to get the home for the best price possible.
Closing on the Home
The offer has been accepted. The next few weeks will become intregal as we move closer to the home becoming yours. We will need to schedule inspections, appraisals, walkthroughs, repairs, and there will be several documents and negotiations that may go back and forth during this process. I will be there with you each step of the way to explain and help you make the best decision for you.
Once we get to the end, I will help coordinate the closing with the title company and lender to make sure all documents are ready to sign and funds are ready to transfer.
Signing and Getting the Keys
Congratulations! The home is yours.
I will work with the seller's to get all keys, garage door openers, tranfer utilities, and anything else you will need to move into your new home and make it your own.
